A conversion of an existing five storey office building with basement comprising 37-55 Praed Street, Paddington into a 137 room Tune Hotel. The original building was divided into five separate office elements, most of which were vacant when the building was acquired in spring 2011. Following the granting of Planning Permission by Westminster City Council in October 2011, works commenced in early November to convert the property into a hotel, with areas of the ground floor dedicated for A1 retail sub-lets.

The works were carried out in a confined site in close proximity to private residences. Public consultation with local residents took place during the planning process and concerns expressed regarding the construction process were dealt with amicably via a representative of the Residents’ Association.

The redevelopment of the building involved complex structural alterations, the replacement of all external glazing, a complete fit out of new guestrooms to a high standard comprising new mechanical and electrical services, the installation of roof mounted solar thermal panels and the installation of roof mounted air cooled condensers utilising acoustic screens.

The construction programme was concluded with the hotel opening in July 2012, a period on site of 40 weeks. The client later rebranded the Hotel from ‘Tune’ to ‘Point A’ in 2018.
