Originally a bomb gap site lying between the classicism of the New Connaught Rooms, the grand deco of the Central Masonic Lodge and the French Gothicof Kingsway, the demolition of an infill office block and other redundant buildings created a rare opportunity for a new building within this area.

A T-shaped plan achieves 170 rooms whilst respecting rights of light issues to the rear. The mainelevation to Gt. Queen Street has a central feature bay, with the façade stepping back at upper levels to a floor of attic windows. The primary materials – natural stone and bronze glazing – together with the fenestration levels, give added coherence to the existing streetscape.
