This 212 bedroom hotel, comprising a basement, ground, mezzanine and 9 upper floors, was purchased by our client, Crimson Hotels, in October 2011 and, although there was an extensive ‘Property Improvement Plan’ in place, the rebrand date, from Hesperia to Doubletree by Hilton, was set for mid-February 2012.
Works to achieve rebranding included a full refurbishment of the ground floor public space with re-planning of the restaurant, lounge and lobby facilities. There were also extensive fire life safety works to complete on all floors including replacement of around 200 duct doors and similarly extensive works in the main kitchen. Rebranding was achieved on the 14th February 2012. Since then, further major works have continued – the 9th floor was taken back to an external shell and re-planned as a 17 bedroom executive floor, the existing bedrooms floors, comprising 26 rooms, are refurbished on an 8 week cycle including full bathroom replacement (retaining only original steel pod envelope) and casegoods, corridors, etc. The mezzanine conference and function room floor has been refurbished and works are ongoing in the basement to
upgrade office and back-of-house facilities and provide a new gym facility. Concurrent with the refurbishment works, there have been extensive upgrades and replacements to the M&E installation together with the introduction of a full building sprinkler
system. Planning permission was obtained by MDL for an additional 6 executive rooms at a new 10th floor level – works on this phase commenced in October 2013. Re-planning of the 9th floor, the relocation of offices into the basement, etc., have seen an increase in the number of keys from 212 to 231. All works are due for completion at the end of May 2014.
